The brief
What the owners were trying to solve.
A professional services firm had signed a lease on a full floor with a commencement date eleven weeks out and no extension available. They were consolidating two offices into one, and had staff arriving from the second site the week after handover.
The scope was a full fit-out: partitioning, ceilings, mechanical and electrical, data, joinery, end-of-trip facilities and a client-facing reception. The base building was a cold shell.
What we built
- Full partitioning and ceilings. Acoustic-rated walls to the meeting suite and a mix of exposed services and flush ceilings.
- Mechanical and electrical. Zoned VAV distribution, lighting control, and 148 data outlets coordinated with the tenant's IT contractor.
- Reception and client suite. Stone reception counter, timber slat feature wall and full-height glazed meeting rooms.
- End-of-trip facilities. Showers, lockers and bike storage to the tenancy, including the drainage tie-in to the base building.

The part that was not straightforward
The bit that decided the program.
Long-lead items were the risk, not the labour. The glazed partition system had a nine-week lead time against an eleven-week program, which meant it had to be ordered before the design was formally signed off.
We priced and ordered the partitions in week one against a dimensioned set we agreed with the tenant's designer, and carried the risk on two door openings that were still under discussion. The system landed in week ten and went in over four days. Had we waited for formal sign-off, the fit-out would have finished three weeks after the lease started.
